MEP Manager

Role Objective:

• To establish and implement Maintenance program, plans, policies and procedure for the company and ensure smooth Mall
  operations
  To provide technical guidance on Maintenance program to support Mall operations and manage resources and efficiency of
  the maintenance requirements for the Mall operations

Key Responsibilities & Accountabilities:

• Define and establish the mall maintenance program, systems, policies and procedure in alignment business
  requirements
• Lead and direct all areas of Mall maintenance programs & plans (preventive and corrective maintenance) in the
  areas of electrical, mechanical, HVAC and plumbing for all mall building and facilities
• Establish the Mall maintenance policies, procedures and standards and ensure compliance by all employees
• Develop and recommend Maintenance annual performance goals to management
• Review and consolidate an overall Maintenance Master Plan including research on cost effective and leading
  practices on maintenance works in the areas of electrical, mechanical, HVAC, and plumbing for all mall building
  and facilities
  Operational
• Provide guidance on leading and best practices for Mall maintenance programs, standards and solutions to
  maintain functional and efficient operations for all employees, tenants, consumers and mall visitors
• Develop and manage the maintenance unit budget and external contracts in line with the business requirements;
  taking into consideration a financial performance review on a monthly/ quarterly basis, if changes occur
• Maintain an effective manpower plan in alignment with the Mall maintenance programs and plans
• Oversee and provide direction on the implementation of all maintenance related works and projects within the Mall
  operations
• Oversee the Mall building and facilities maintenance inspections; lead preventive maintenance programs/ plans
  presented by Electrical Engineer, Mechanical Engineer, HVAC Supervisor, and Plumbing Supervisor and approve
  recommended corrective actions, where required
• Ensure that all maintenance requests are resolved and completed in an timely and efficient manner to ensure the
  safety and uninterrupted operation of all equipment & systems
• Manage vendor’s contracts, vendor’s schedules etc and establish vendor’s priorities within contracts and
  participates in developing and implementing modifications and revisions to existing and new vendor contracts
• Prioritize service calls by tenants in the areas of electrical, mechanical, HVAC and plumbing needs and ensure
  timely follow-up upon completion of service calls
• Approve orders for parts and supplies as required, and ensure sufficient stock and inventory
• Analyze and report on a regular basis (monthly, quarterly and annually) Mall maintenance performance report to
  Facilities Management Executive Manager and Mall Operations Director
• Ensure compliance of the Security and HSE systems and programs by all maintenance department employees
• Ensure compliance of local laws and regulations by all maintenance department employees, where required
  People
• Ensure that the team is adequately staffed as per business requirements and allocate work to subordinates
• Mentor and coach subordinates to develop their capabilities and build a strong succession pipeline for the role
• Establish the performance plans for direct subordinates; Monitor and guide them in managing their performance by
  providing appropriate feedback
• Drive the engagement and satisfaction of all employees within the Maintenance unit through holding periodic
  meetings to discuss the achievements and address any employee issues and/or concerns
• Allocate work to subordinates and ensure that subordinates are aware and familiar with assigned tasks and
  responsibilities
• Participate in the identification of training and development initiatives for all employees and ensure continuous on the-job training and other learning interventions for the employees within the unit
